Booking process
  • Please check availability for the dates you require on the Availability page
  • Bookings must be for a minimum of 7 nights
  • Complete the booking form below
    and submit electronically
  • We will check all the details and confirm back to you
  • We then require 20% of the total cost to confirm the booking. This is a non-refundable
  • The remaining 80% must be paid six weeks before the arrival date
  • Payment is by bank transfer or cheque only

Please read the following Conditions of Booking in detail:
  1. Bookings are not confirmed until we have processed payment and returned a booking confirmation to you
  2. In order to confirm your booking we require 20% of the total cost of your total stay including the breakage deposit. This is non-refundable.
  3. Six weeks before the arrival date the remaining 80% is required. Failure to provide this could result in your booking being cancelled and your deposit being lost
  4. Bookings cannot be cancelled or amended.
  5. Check in is after 3pm and check out is before 11am. Failure to abide by these timings may results in additional charges for part or full days extended stay.
  6. Booking rate includes accommodation bed linen, towels, electricity, heating, water, pool cleaning, use of all appliances, unlimited internet access, incoming telephone and fax calls, welcome pack of key food essentials, clean of apartment before arrival.
  7. Bookings do not include daily cleaning, washing, transport, catering or food.
  8. Bookings must be for a minimum of 7 nights.
  9. The villa has a maximum occupancy of twelve adults or children (over two years of age). No numbers above this can be accommodated. There are two baby cots available.
  10. No commercial activity including commercial filming or photography can be carried out on the premises without prior agreement in writing. If you require the villa for commercial purposes please contact us for details.
  11. Outgoing telephone and fax charges must be paid for by you. We charge standard telephone company charges plus a 20% management fee. Charges will be deducted from your deposit. There is no charge for incoming telephone or fax calls and use of internet is totally free (no call or usage charges).
  12. A wide variety of standard, movie and music satellite channels are provided free. Pay-per-view channels are not provided. There is no terrestrial TV.
  13. Any damages to the villa or its contents including the loss of any items must be paid in full by you. Initially we will deduct such costs from your deposit. Any costs not covered by your deposit must be paid in full by you within two weeks of the end of your stay. Subject to any deductions your deposit will be returned within two weeks of the end of your stay.
  14. We reserve the right to modify or withdraw any booking due to circumstances beyond our control, for example where fire, flood, theft, damage or any other occurrence renders the property uninhabitable or incapable of providing the facilities or services we offered. In such an event a comparable substitute property will be offered or a full and immediate refund of monies paid.
  15. No responsibility is accepted for any consequential loss, damage, or personal injury as a result of your stay at the villa.
  16. Please ensure that children are supervised at all times particularly in and around the pool and on the grounds.
  17. Please observe pool safety at all times: do not dive into the pool, do not swim under the influence of alcohol and do not engage in any dangerous activities.
  18. The villa is a no-smoking property. Please smoke only outside or on terraces.
  19. Distances and measurements are approximate. Facilities are correct at time of publishing and cannot be guaranteed. No responsibility can be accepted for the climate, the natural or built environment, local conditions, traditions or practices, interruption to or breakdown of any public service including water and electricity supply and any consequential effect thereof
