A Strong and Positive Year for Ibiza’s Real Estate Market
2025 has been a year defined by confidence, stability and renewed energy in the Ibiza real estate market. Demand has remained strong across all segments, from charming countryside fincas to sleek modern villas and seafront apartments. International buyers continue to gravitate towards the island for its natural beauty, lifestyle and year-round connectivity, while local and second-home markets have seen healthy, sustainable growth.

1

Key trends that shaped the year included:

1. Consistent Demand for High-Quality Homes
Premium villas in locations such as Santa Eulalia, Jesús, Es Cubells and the north of the island continued to perform exceptionally well, with clients seeking privacy, space and authenticity. Well-renovated traditional fincas have been particularly prized.

2. Interest in Off-Market & Exclusive Properties
Our deep local roots and long-standing relationships allowed us to match clients with rare off-market gems — properties that never reach the market and remain one of the most desirable elements of the Ibiza buying experience.

3

3. Lifestyle-Driven Purchases
Buyers from across Europe and beyond are increasingly attracted to Ibiza for its “slow luxury” lifestyle: wellness, gastronomy, community and nature. It’s more than a property; it’s a way of living — and Ibiza continues to stand out as a place where quality of life is truly exceptional.

4. A Stable Market with Long-Term Value
Ibiza’s property market remains one of the most resilient in the Mediterranean. Limited supply, strong demand and strict planning regulations have preserved both the environment and the value of homes on the island.

For us as a team, it has been incredibly rewarding to guide clients through each step — from valuations and contracts to introductions to trusted lawyers, architects and financial advisors. Helping people start a new chapter in Ibiza is a privilege that never grows old.

Celebrating Our Best Year Yet: Thank You from the Villa Contact Family

We are deeply grateful to all our clients — those who entrusted us with the sale of their home, and those who chose us to find their dream property on this magical island. Every story, every handshake, every new beginning… it’s what keeps our passion alive.

Merry Christmas & Happy New Year from Ibiza
From the pine-covered hills of the north to the sparkling bays of the south, Ibiza is especially magical at Christmas. Whether you are celebrating on the island or abroad, we wish you a season filled with joy, peace and connection.

Villa Contact: A Family Legacy in Ibiza Real Estate https://www.villacontact.com/en/villa-contact-an-ibiza-family-business-with-a-global-heart/ Fri, 01 Aug 2025 15:03:35 +0000 https://www.villacontact.com/?p=66531 Villa Contact has been part of Ibiza’s real estate landscape since 1983. Founded by Montse Gray Amat, it has grown into a trusted family-run agency, recognised for its personal approach, deep local knowledge, and long-standing relationships.

Today, her children—Clea, Robbie, and Tom—have returned to Ibiza to continue her legacy. More than just a business, they carry forward a philosophy rooted in warmth, integrity, and a strong sense of place.

A Family That Welcomes You In

The three siblings each brought back something from their international experiences. Clea had worked in London’s dynamic property PR market; Robbie had spent over 10 years in Beijing working in comercial real esate; Tom gained experience in New York and Hong Kong’s fast-paced corporate legal recruitment world. These global perspectives shaped Villa Contact into a company that understands both the needs of international investors and the traditions of local island life.

Today, when you walk through the doors of Villa Contact, you still feel that sense of family. Many clients return year after year—not only to buy or sell—but to stop by, say hello, and share a coffee. Relationships built decades ago continue to this day, often spanning many generations.

Local Roots, Global Expertise

While their heart remains firmly in Ibiza, Villa Contact’s reach extends far beyond the island. As the exclusive Ibiza affiliate of Knight Frank, one of the world’s most respected independent global property firms, the team connects Ibiza homes to buyers across the globe and provides clients with access to international markets.

This global reach is supported by a multilingual team fluent in English, Spanish, Catalan, French, German and even Chinese—ensuring seamless communication with clients from every corner of the world. Whether you’re relocating to Ibiza, investing from abroad, or selling a cherished family home, you’ll find someone at Villa Contact who speaks your language and understands your needs.

More Than Just Real Estate

For the Villa Contact team, real estate is never just about square meters and contracts. It’s about the people living here, the memories they’ll make, and the stories they’ll tell. That’s why they carefully guide clients through every step, from valuations and legalities to introducing them to the right architects, lawyers, and designers.

The siblings have woven their mother’s values into every aspect of the business. They treat clients the way Montse always did: as part of the family.

Villa Contact’s story is one of continuity and care—rooted in the traditions of Ibiza, enriched by international expertise, and open to the world. For those who walk through their doors, it’s clear: this is not just a real estate agency. It’s a family welcoming you home.

Meet Lucia https://www.villacontact.com/en/meet-lucia/ Mon, 11 Nov 2024 14:33:36 +0000 https://www.villacontact.com/?p=60304 You may have already seen this on our social media, but we are so happy to welcome Lucia, our new Office Assistant, to the Villa Contact team!

Lucia has already brought amazing energy to the team, and we’re excited to have her on board. To introduce her, we sat down together for a quick chat to hear about her Ibiza journey, favourite spots, and recommendations for exploring the island.

Discovering Ibiza

When we asked Lucia about her time on the island, she shared that Ibiza wasn’t always on her radar. “My first time was last season,” she told us. “I came here with friends to change things up since we always do summers in Uruguay. It was fun to do it as a little group of girls.” After Ibiza, she spent a month in Madrid with her sister before returning to Ibiza for good!

This year is extra special, as Lucia is experiencing her very first Ibiza winter. “Last year, I went back to Uruguay to say goodbye to my family, after deciding to stay here on the island.” Having settled in Ibiza since January, she also enjoyed a short stint in Barcelona. Now she’s eager to dive into the quieter side of the island’s off-season.

Ibiza Weekend Favourites

When the weekend rolls around, Lucia loves to explore the island’s many markets. “I really enjoy the little markets in all the towns,” she shared. She recently visited the San Carlos and Santa Eulalia markets, both known for their charm and local artisan stalls. Her top pick, though, is Las Dalias Night Market, because of how lively it is.

Where to Eat in Ibiza

Food is another passion for Lucia, and she’s already found her go-to spots. “My favourite place to eat is Atzaro Beach in Cala Nova,” she said, followed closely by La Escollera in Las Salinas. Lucia has also discovered a local favourite Taco Paco in Santa Eulalia.

Beach Days and Hidden Gems

For Lucia, no weekend is complete without some beach time. Her top choice? Cala d’en Serra. “I enjoy it a lot, although it’s a bit difficult to get to. It’s definitely worth it!” The secluded beauty and crystal-clear waters make it her favourite escape.

And for anyone new to the island, Lucia recommends visiting Portinax. “It’s a lovely beach with great sunsets,” she noted, adding that it’s a must-visit for both locals and tourists alike.

Join us in welcoming Lucia, and make sure to say hi when you pop in to visit us in Santa Eulalia.

Villa Contact: An Ibiza tradition reaching new heights https://www.villacontact.com/en/ibicasa/ Fri, 14 Jun 2024 13:52:16 +0000 https://www.villacontact.com/?p=55160 If there is one thing that we’re proud of at Villa Contact, it’s our deep roots in Ibiza’s real estate scene, a journey beautifully captured in a recent article on Ibicasa.

This piece not only tells our story but also celebrates the unique ethos that to this day guides our approach to real estate agency on our amazing island of Ibiza.

What we love so much about the article is that it recounts the profound impact of our beloved founder, Montse Amat Gray, who instilled in us the value of personal connection in all our dealings. “She believed real estate was not just about properties, but about the people and their dreams,” a philosophy we cherish and continue to uphold today.

We remain committed to personalising each of our client’s experience, ensuring that everyone who walks through our doors or contacts us feels part of the Villa Contact family.

Following the passing of Montse, our mother, we all (Clea, Robbie and Tom) returned to Ibiza, driven by a shared vision to sustain and evolve the company she loved, bringing with us diverse experiences from around the world, which have enriched the approach and services that we offer.

“This international experience has been pivotal in adapting to and thriving within the increasingly global market of Ibiza’s real estate.”

Our collaboration with Knight Frank has been another incredible milestone in our journey, enhancing our global reach and allowing us to showcase Ibiza’s unique properties to a worldwide audience. This strategic alliance is highlighted in the Ibi Casa feature as a testament to our commitment to growth and excellence in the global real estate market.

For a more in-depth look at how we combine a rich tradition with innovative real estate solutions, please read the full article on Ibi Casa’s website. It’s a testament to where we’ve come from and where we’re heading, guided by the legacy of our wonderful founder and the spirit of Ibiza.

By sharing our story, we hope to inspire not just potential clients but also others in the industry to value heritage and innovation in equal measure.

My life in Ibiza: Tom Gray Amat, Partner at Villacontact Ibiza https://www.villacontact.com/en/my-life-in-ibiza-tom-gray-amat-real-estate-agent/ Wed, 02 Mar 2022 11:10:50 +0000 https://www.villacontact.com/?p=41001 Next in our new blog series, My Life in Ibiza, where we get to know a little more about the people in our community, is our third interviewee: Tom Gray Amat, who runs Villacontact alongside his brother and sister Robbie and Clea. Tom, lives in Santa Eulalia within walking distance of the Villacontact office – born and raised here, he gives us a glimpse into his island life and some tips for getting the most out of Ibiza.

Where is home?
Home has always been Santa Eulalia which is located on the east side of the island. I have an apartment on the seafront which I find extremely convenient as I can walk to work and have all of the amenities of the town at my doorstep.

What’s your morning routine?
My apartment is right on the beach, so from late spring until autumn I like starting the day with an early morning swim. I then head back up to the apartment for a light breakfast and catch up on mails before heading into the office.

Where do you go for a quick after work drink?
I enjoy having an after-work beer at Project Social. They have a good selection of beers and IPAs, friendly staff and there’s always a nice buzz about the place.

What is your favourite beach and why?
My favourite beach would have to be Cala Nova. There is something really special about the bay, the rocky walkway behind the beach and the amazing turquoise colours of the sea. It’s one of the the few bays that gets a swell too so there sea comes alive. There are numerous beach bars and restaurants on or off the beach too. My favorite is Chiringuito Can Colomaret which is right on the beach and low key.

Where do you make sure to take visitors when they come to Ibiza?
I tend to like showing friends some of the more genuine parts of the island such as the beach restaurants of Pou des Lleo near Cala Boix and Restaurante Cala Xuclar. These places are more authentic, more reasonably priced and consistently produce great food. A day trip to Formentera is also a must, the sea and the beaches are sensational and there is a very special and relaxing vibe about the place.

Date night restaurant and what do you order?
A good date night restaurant would have to be Casa Maca, they have a great menu, good music, and it’s nice and close to Ibiza town if you feel tempted to kick on for a few more drinks. This winter The Standard restaurant Jara has been quite popular, or Roto in the marina is great fun at the weekend.

Drinks with mates?
If the plan is to go into Ibiza town, we might start with a few beers in Plaza del Parque before heading towards the port and the old town then onto Paradise Lost for cocktails and Balearic beats.

Best Sunday in Ibiza vibe?
Sunday vibes for me are beach vibes. You can’t beat a nice long lunch at La Escollera Restaurant in Es Cavallet followed by a nice walk along the beach to the point where you will find the defense towers built in the 16th century to protect the island from invaders called La Torre de Ses Portes.

Most unusual/interesting thing to do in Ibiza?
Make your way to the Observatory in the old town and take a closer look at the moon and Saturn through the powerful telescope which is quite amazing, or spend an evening out fishing for calamari on a Llaut which is a traditional wooden fishing boat. Both these experiences are unique and definitely off the beaten track.

Favourite store and what do you buy there?
I´m not a big shopper but I do like cooking and I appreciate a good food market. The main food market in Santa Eulalia has a great selection of locally sourced fruit and vegetables and some of the freshest and best locally caught rock fish on the island. I highly recommend taking a peak.

Where do you go or what do you do to give yourself a treat?
I like taking a short flight to Palma for a long weekend to play golf. There’s a good group of us at the club here and its always a nice change to play a few rounds and get that dose of city life for a few nights.

Best advice for people moving to Ibiza?
Make sure you come here with a bit of a plan. Learn some Spanish if possible as it certainly helps. Even just a few phrases opens a lot of doors and gets a smile.

It’s a very seasonal place, so make sure you bear this in mind if you are considering setting up a new business and be prepared for the quiet pace of life in the winter.

My Life in Ibiza: Robbie Gray Amat, Real Estate Agent https://www.villacontact.com/en/my-life-in-ibiza-robbie-gray-amat-real-estate-agent/ Wed, 22 Dec 2021 16:00:12 +0000 https://www.villacontact.com/?p=40106 Welcome to our new blog series, My Life in Ibiza, where we get to know a little more about the people in our community. For those contemplating making the move to Ibiza, think of this series as a doorway giving you a peek into island life. Our second interviewee is our very own Robbie Gray Amat, one of the three partners at Villa Contact Ibiza. Born and raised in Ibiza to a Catalan mother and a British father who relocated to the island during the heady 1960s, Robbie lives and works in Santa Eulalia.

Where is home?

I live with my wife and two children in a cosy, detached house with a lovely garden right just on the waters edge of Niu Blau beach.

What is your connection to Ibiza?

I am local, an Ibicenco. My mother and father met in Ibiza and lived and worked on the island, each with their respective businesses, since the mid-1970s. I moved off the island quite young, for studies in the UK and then worked predominantly in Asia, in particular, Beijing for many years. But home was always Ibiza. I’ve always felt very fortunate for having enjoyed an Ibiza childhood and eventually when the right moment came along, I decided to move back. Ten years later, I have a five and a seven-year-old in the local school, enjoy a wonderful Ibiza family life, run a successful business with my siblings and firmly believe we live in one of the world’s greatest places. I think the more you’ve travelled, the more you appreciate how amazing Ibiza is. Paradise, in the middle of Europe!

What’s your morning routine?

I wake up early prepare breakfast for the family and get the kids ready for school. I get into the office at 9.15am but not before having a quick coffee in the town square. If I have client meetings in Ibiza town, I like to do them at Sa Calma, overlooking the old town of Ibiza. It’s right on the water at the Marina and is my go-to place.

What’s your go-to for a quick after-work drink?

An ice-cold caña (crisp Spanish draft lager) with the team towards the end of the week before heading home is always a welcome reward for the week’s efforts.

What is your favourite beach and why?

Ibiza has a beach for every occasion. For proximity and family-friendliness, the beaches closest to us on the east coast are great. When the kids were babies, Niu Blau was best as it has plenty of natural shade cover under the huge pine trees, plus two good beach restaurants. Now Cala Pada is handy as it is most popular with local families, so the kids always bump into friends from school while my wife and I can relax and keep them in sight from one of the feet-in-the-sand beach cafes. More active options are Ibiza’s surfing beach Cala Nova, for fun in the waves, or Cala Llonga for kayaking or paddle.

Where do you make sure to take visitors when they come to Ibiza?

A day out on the boat to the paradise-like islands of Espalmador and Formentera is always a hit and often the highlight of a friend’s visit. So that’s a must. Either a picnic onboard followed by some snorkelling around the boat, or a more lavish lunch on land – both are just as good! The other thing I like to do with visitors is to discover the inland, rural north of the island, with a stop for a light, healthy lunch in the charming fruit orchard of La Paloma Café. Or when the temperature cools, a hearty dinner of lamb chops, farmer’s salad (ensalada payésa) of roasted red peppers and boiled potatoes, combined with a good Rioja, enjoyed under the bougainvillea of countryside restaurants in the north: Can Balafia or Cana Pepeta. A trip to the south-west taking in any of the following: fish and paella lunch at Es Boldado in Cala D’Hort, the top spot from which to take in the magnetic views of Es Vedra islet, a sunset cocktail in Cala Conta, or some people watching in Salinas beach.

Date night restaurant and what do you order?

In winter, Casa Colonial is very nice. It’s cosy and warm and has an open fire, contemporary European food, friendly staff, and a great cocktail bar. In summer, we usually head to Sa Punta, the restaurant in Talamanca.

Drinks with the boys?

Will keep it local at Cerveceria Quintana or catch Barcelona-Madrid El Clasico footy match in one of the local bars.

Best Sunday in Ibiza vibe?

A low-key paella Sunday lunch at Cala Martina, with family and friends, on a sunny day, particularly off-season. It is a no-frills chiringuito that hasn’t yet made the transition to trendy! Great for kids as they can play in the sand close by too.

Most unusual/interesting thing to do in Ibiza?

One of my best buddies, Seb Devonshire, set up Ibiza Foils a few years ago. The principle is surfing but attaching an electric propeller and a wing foil that lifts you out of the water. So, I’ve been getting into some of that during the weekends.

Favourite store and what do you buy there?

Victor Shirts – great summer linen shirts. An old Ibiza classic.

Where do you go/what do you do to give yourself a treat?

For us year-round residents, a treat often involves a quick trip off the island. And there are some lovely places close by. We’ve just come back from a family ski trip in the Pyrennes.

Best advice for people moving to Ibiza?

Don’t expect things to happen as quickly as you might be used to. The island has its own rhythm. Embrace it!
